Prices have been easing
Start with the market, because Airdrie’s September 2026 figures differ from the other four towns. CREB’s package gives a total residential benchmark of $505,800, down 3.8% from a year earlier. There were 115 sales, down 12.2% on last September and 13.1% for the year so far. Inventory was 480 homes, down 16.2%, which equals 4.17 months of supply and sales were 54% of new listings. CREB said prices eased across all property types, with the largest declines in higher-density homes. It gave no by-type benchmark for Airdrie.
The City’s own assessment page gives a different kind of figure: an average sale price of $576,438 for 2025. That is an average of actual sales in a different year, so it is not comparable with the benchmark. The City’s 2026 municipal census counted 93,957 people, up 4.35% from 2025, with a 67.30% online response. The 2025 count was 90,044, up 4.9% and 2024 was 85,805. The City’s forecast is 134,710 people by 2034.
The City’s assessment page counts dwellings: 28,175 in 2021, 29,139 in 2022, 29,498 in 2023, 31,279 in 2024 and 32,937 in 2025. For 2022 it recorded building permits for 481 single-family homes, 196 semi-detached, 260 townhomes and 142 apartments, as reported in the City’s Growth Report. A split of existing homes by type and an official neighbourhood list were not available in the sources used.
Getting to Calgary and around town
Airdrie runs its own transit system. The City lists local routes 1 and 3, Route 900 to Cross Iron Mills and northeast Calgary and routes 901 and 902 to Downtown Calgary. Hello To Go is an on-demand service, Access Airdrie is paratransit and the City lists park and ride. Whether ICE or On-It regional services apply was not confirmed. Drive times and highway names are not stated in the sources used, so test the route at the hours you would travel.
