Sage Hill is a north Calgary community that the City lists as still building out. The 2021 Census counted 9,345 people in private households and 3,545 occupied dwellings and 49% of them were built from 2016 to 2021.

Prices first, with a caution
CREB publishes benchmark prices by district and does not publish a figure for Sage Hill itself. The City places the community in its North sector and CREB has not confirmed that match. Its September 2026 North district benchmark was $640,200 for detached homes, $484,100 for semi-detached, $373,400 for row homes and $298,400 for apartments. An older CREB article grouped the nearby communities with the North West district, where the detached benchmark was $781,400, so treat any single number as a rough district reference. The shape of the community
The Sage Hill Community Association says the land was farmland when the City announced future development in 1989 and that the area was suburban by 2008. The association was established on 23 July 2013 and represents Sage Hill, Symons Gate, Sage Meadows and Sage Crest, plus the commercial districts Sage Hill Plaza, Sage Hill Crossing and Sage Hill Quarter. Bordering roads and a single master developer were not confirmed. CREB credited Ronmor Developers with the 17-acre Sage Hill Quarter and Morrison Multi-Family with the 173-unit Q condominiums.
What the 2021 Census counted
There were 3,545 occupied dwellings. Single-detached houses numbered 1,960 (55%) and row houses 800 (23%). Apartments in buildings under five storeys numbered 550 (16%) and in taller buildings 115 (3%). Semi-detached homes were 115 (3%). By build period, 49% date from 2016 to 2021, 35% from 2011 to 2015 and 16% from 2001 to 2010. Owners occupied 84% of dwellings and renters 16%. The City lists Sage Hill as close to full build-out, so these figures understate today’s housing count.
Fees and condominium documents
Two groups operate here. The Sage Hill Community Association is voluntary. The Sage Hill Residents Association says it is funded by annual fees paid by homeowners within its boundaries and that it maintains landscaping, planters, walking paths and feature walls. Its fee amount was not confirmed and not every lot may lie inside its boundaries, so have a lawyer check the title.

Transit, roads and the library
Calgary Transit’s Sage Hill Terminal map, revised September 2026, shows routes 46, 47, 82, 115, 129 and 503. Destinations printed on the map include Brentwood, Tuscany, North Pointe, Dalhousie and the city centre, but the extracted map does not show which route goes where. There is no CTrain station in the community.
The 144 Avenue NW link, 1.2 km with a bridge over West Nose Creek, opened to traffic on 30 September 2024. The City describes Sarcee Trail among the arterial roads needed for the area. Stoney Trail access and airport drive time were not confirmed.
The Calgary Public Library lists an interim Sage Hill Library at 19 Sage Hill Passage NW. A permanent 15,000 square foot branch is planned at 251 Sage Hill Boulevard NW, expected by mid-2028 in a City update dated 4 March 2025. Later changes were not confirmed.
Schools
No school inside Sage Hill was confirmed from a primary source. Nearby Evanston has four schools listed by its community association. Attendance areas are set by the boards, so confirm the designated school for the address.
What to check on a home here
Nearly all homes were built after 2000 and about half from 2016 to 2021. Ask whether a new home still carries Alberta new home warranty coverage and request the warranty certificate.
