A community that has been building since 2000

The Cranston Residents Association brochure is dated March 1999 and describes Carma Developers Ltd. as developing a new residential community. The City’s civic census recorded the first 119 residents in 2000. The City now classes Cranston as complete.

By the 2021 Census there were 20,850 people and 7,210 households. Of the dwellings, 47% were built from 2001 to 2010, 31% from 2011 to 2015 and 16% from 2016 to 2021. A further 4% date from 1991 to 2000.

Later developer involvement beyond Carma was not confirmed from a primary page, so this guide does not name one.

The housing mix

According to the 2021 Census, 74% of dwellings were single-detached (5,365 homes). Apartments in buildings under five storeys made up 11% (770), row houses 8% (560) and semi-detached homes 7% (505). The census recorded 89% of homes as owner-occupied.

What the residents association charges

Cranston has no lake. Its private amenities are run by the Cranston Residents Association. The 2026/2027 fee letter, dated 2 March 2026, lists Standard and Commercial at $180.50 plus GST and Riverstone at $493 plus GST. There was no increase for 2026. The fee is mandatory and registered as an encumbrance on title.

The letter describes Century Hall with indoor and outdoor facilities, a gated park with tennis and pickleball courts, a splash park with a renovation planned and a tool and outdoor equipment library. Access is for owners in good standing. Guest rules were not confirmed from a primary page.

The Riverstone tier is a reminder to ask early which fee applies to a given address. A seller’s lawyer can confirm this; the land title fees calculator covers the cost of transferring title.

Checking a house built in the 2000s

With nearly half of Cranston homes dating from 2001 to 2010, roofs and exterior cladding are the first things to look at in the listing. Schools in the boundary

City open data places five schools in Cranston. The Calgary Board of Education runs Cranston School at 205 Cranston Dr SE (elementary), Sibylla Kiddle School at 126 Cranford Dr SE (elementary) and Dr. George Stanley School at 585 Cranston Dr SE (elementary and junior high). Calgary Catholic runs Our Lady of the Rosary School at 41 Cranston Gate SE (elementary) and Christ the King Catholic School at 333 Cranston Way SE (elementary and junior high).

Reading the numbers together

The Cranston fee is lower than the Auburn Bay tiers published for 2026/2027, which start at $523.92. It is still mandatory and sits on title, so it should be in the monthly budget from the start. Ask for the fee notice, the current year’s statement and any special levy information. A lawyer reviewing the title documents can confirm what is registered.

Transit and distances

Routes with a stop inside Cranston are 14 (Bridlewood/Cranston), 75, 79 and 131 (East Bow Express). School routes 862, 864, 866 and 879 also stop in the community. No CTrain station is listed inside Cranston; the City’s Green Line pages reviewed do not show a Cranston station. Bordering roads and drive times were not confirmed from primary sources.

City datasets list South Health Campus, Seton Library and the Brookfield Residential YMCA at Seton among the nearest City services. They also list Shawnessy Library and the Cardel Rec South facility at 333 Shawville Blvd SE further south.

CREB reports benchmark prices by district; Cranston belongs to the South East district. In September 2026 the district benchmark was $698,900 for detached homes, $506,100 for semi-detached, $421,300 for row and $309,100 for apartments. These are district figures and not prices for Cranston. CREB does not publish a Cranston price in any file that could be found for this guide.
