What the City and CREB say about where Legacy sits
Legacy is sometimes grouped with the southeast communities, but the published classifications differ. The City of Calgary lists it in the South sector with a status of developing. CREB lists it in the South district and not the South East district. That matters for prices, because the district benchmark used in this guide is the South one.
The civic census recorded its first population in 2014, with 351 residents. By 2019 the figure was 6,393; the 2021 Census counted 8,000 people in 3,050 households.
A community built almost entirely in the last decade
The 2021 Census shows two build periods only. 30% of dwellings were built from 2011 to 2015 and 69% from 2016 to 2021. For a buyer this means builder warranty paperwork and deficiency lists are worth asking about. See the new construction guide for what a new-home contract usually involves.

On a house this recent he checks lot grading, the condition of the exterior finishes and whether any roof work or hail repair is on record. Housing mix and tenure
The 2021 Census counted 3,050 occupied dwellings. Single-detached homes made up 43% (1,325), apartments in buildings under five storeys 36% (1,105), semi-detached homes 11% (340) and row houses 9% (275). Owners held 75% of homes and renters 25%.
The apartment share is the highest of the six communities covered in this research set. If you are looking at an apartment or a townhouse, ask for the condo documents before you commit. The 2019 civic census gave a similar picture before the last wave of construction: 1,081 single-family homes, 356 duplexes, 1,004 apartments and 311 townhouses.
Schools
City open data lists one school inside Legacy. All Saints High School, a Calgary Catholic senior high school, is at 729 Legacy Village Rd SE. No public elementary school was found in the City dataset for the community. Attendance areas are set by the boards and must be confirmed for the address with the Calgary Board of Education or Calgary Catholic. A school inside or outside the boundary does not decide which school a home is designated to.
Transit and roads
Route 167 (Legacy) has stops inside the community. A number of All Saints High School routes (862 to 869) and two school routes (761 and 768) also stop here. No CTrain station is listed inside Legacy; the City’s Green Line pages reviewed do not show a Legacy station. The southeast segment is described as under construction, with opening in 2031.
Bordering roads were not confirmed from a primary source for this guide; the City has not published a drive time to downtown. If commute matters, test the route at the hours you would travel.
Services
City datasets list South Health Campus at 4448 Front St SE, Seton Library at 4995 Market St SE and the Brookfield Residential YMCA at Seton among the closest hospital, library and recreation facilities. Shawnessy Library and the Shawnessy YMCA are also listed. Retail in Legacy was not confirmed from a primary source.
Reading the apartment share
An apartment share of 36% means a buyer in Legacy is more likely than in the neighbouring communities to be looking at a condominium. Condo ownership brings monthly fees, a reserve fund and bylaws that sit outside the sale price. Ask for the last two years of minutes, the most recent reserve fund study and any special assessment history. What is not published
No lake and no private residents association were found for Legacy, but that was not verified either way, so ask for confirmation of any fee registered on title. A developer was not confirmed from a primary page. Flood hazard varies by address, so check the City of Calgary flood map for the specific lot and speak to an insurance broker.

CREB reports benchmark prices by district and not by community. Legacy is in the South district. For September 2026 the South district benchmark was $709,400 for detached homes, $524,400 for semi-detached, $369,200 for row and $271,900 for apartments. These are district figures and not prices for Legacy; CREB does not publish a Legacy price in a file that could be found for this guide.
