What Lewiston is and where it sits

Lewiston is a community still being built. Genesis Land Development describes it as 130 acres of residential land in the Keystone Area Structure Plan, with about 915 homes at full build-out. Its own community page markets Lewiston as being in northeast Calgary and says it will house 1,000 families. The two figures differ and both are the developer’s.

The City does not list Lewiston as a community. Genesis says it is a subdivision of Lewisburg, which the City places in its North sector and lists as building out. The City therefore has no census profile for Lewiston and none of the usual figures such as population or dwelling counts exist for it.

Who is developing it

Genesis Land Development Corp. is the developer. A newswire release dated 16 January 2023 says it closed the sale of a 20% stake each to McKee Homes and Qualico Developments West, about $9.9 million per 20%. At that date the release said land use and the outline plan were approved and development was expected to start in spring 2023. The outline plan file number and Council date were not confirmed.

What is built and what is planned

Genesis lists builders as Genesis Builders, McKee Homes and Sterling Homes, offering duplexes, front-attached homes, townhomes and other multi-family housing, with single-family homes also mentioned. The developer does not publish how many homes are occupied or which phase is selling, so ask for the current lot map and phasing plan.

Genesis describes four local parks with playgrounds, pickleball and basketball, a stormwater park with a naturalized stream corridor and access to Nose Creek Parkway. A neighbourhood activity centre with commercial and multi-residential uses is planned at the south entrance. Treat these as plans until you see them built. The pages reviewed mention no residents association fee, so ask the developer whether any applies and have a lawyer check the title.

Roads, transit and schools

Genesis cites access to Stoney Trail and Deerfoot Trail, an airport trip under 15 minutes and a downtown trip of about 20 minutes. These are developer claims, so test the drive at your own hours. Transit routes and the nearest CTrain station were not confirmed.

Lewisburg appears in the City’s table of proposed changes to the airport vicinity noise contours and which parts are affected is not clear from the table. Check the City’s airport vicinity map for the specific lot and see the new construction guide.

No school inside Lewiston was confirmed. Genesis says the area is close to schools from pre-K to Grade 12. Attendance areas are set by the boards and must be confirmed for the address. The Calgary Public Library lists branches in northeast Calgary such as Country Hills and Saddletowne and distance was not confirmed.

New home warranty and the builder contract

For a newly built home in Alberta, ask the builder for the warranty certificate and the provider’s name before signing. Ask what the warranty covers for materials, the building envelope and the structure and for how long. Read the purchase contract for the possession date, what happens if it is delayed, the deposit terms, who pays for lot grading and landscaping and how upgrades are priced. Have a lawyer review it and keep the specification sheet. Prices and what to verify

CREB does not publish a price for Lewiston and the district it belongs to is not confirmed. For context, its September 2026 North district benchmark was $640,200 for detached homes and $484,100 for semi-detached. These are district numbers and Lewiston is not part of a published CREB community figure. Builder prices change, so request the current list from the builder.
