Benchmark, median and average

CREB leads with the benchmark price, which describes a typical home of one type in one area. The median is the middle sale of the month and the average is the total divided by the number of sales. Both move when the mix of homes sold changes, even if values have not. For planning, the benchmark for your property type and district is the steadier guide. None of the three is a value for a particular home.
