Mahogany is a southeast Calgary community built around a 63 acre private lake, launched by Hopewell Residential in 2008. The 2021 Census counted 4,715 households; 92% of homes were built from 2011 on.

The lake comes with a fee on title

Mahogany sits in southeast Calgary and the City classes it as a developing community of the 2000s. Hopewell Residential launched it on 13 September 2008. The centre of the place is a 63 acre lake that the developer describes as exclusively for Mahogany residents, with two private beaches. West Beach is one and Central Beach, with the 22,000 square foot Beach Club, is the other.

That access is paid for through an annual encumbrance fee registered on title for every Mahogany property. The Mahogany Homeowner Association, a society set up by Hopewell, owns the amenities and collects the fee. If a fee goes unpaid, facility access is suspended.

The association states that the fee varies by property type and is indexed to the September Calgary CPI. It is due on 31 December, with 3% monthly interest on late balances, a $70 administration fee from 1 April and collections from 1 May. The dollar schedule could not be confirmed from a primary page for this guide, so it is left out. Ask the association or the seller’s lawyer for the current schedule; see the land title fees calculator for the separate costs of transferring title.

What the Beach Club and lake include

The developer lists a splash park, tennis courts, a fishing pier, a non-motorized marina, a gym, a hockey rink, a full-size gymnasium and a skate room. Around the lake there are winter skating and ski tracks. These are the developer’s descriptions of the amenities, so check hours and rules with the association.

Tenants need a Transfer of Member Privileges form from the owner or landlord; the association lists a $65 lease fee on a new lease. The association also runs programs that it says are open to residents and the public; it has an online guest sign-in page. The guest terms were not reviewed for this guide.

Homes and when they were built

The 2021 Census counted 13,860 people in private households and 4,715 households, with an average household size of 2.9. Of those dwellings, 66% were single-detached and 18% were apartments in buildings under five storeys. Semi-detached homes made up 11% and row houses 5%. There were no apartments in buildings of five storeys or more.

Almost everything is recent. In 2021, 52% of dwellings dated from 2016 to 2021, 40% from 2011 to 2015 and 7% from 2001 to 2010. Owners held 86% of homes and renters 14%. The census median monthly shelter cost for owners was $2,480 against $1,720 for Calgary as a whole.

What to check on a home of this age

Homes built in the last 15 years are mostly within or just past new-build warranty periods, so the first questions are about warranty coverage and what has been transferred to the current owner. Derek Bryer, a real estate associate with eXp Realty, spent more than 20 years in residential construction; on newer houses he looks at grading and drainage, window and exterior finish condition; whether the roof has had hail damage. He is not a home inspector, so a licensed inspector should still go through the property.

Getting around

Routes with a stop inside Mahogany are 23 (52 St E), 302 BRT Southeast/City Centre, 75 (Somerset-Mahogany) and 79 (Cranston/Mahogany). School routes 845, 863 and 864 also stop here. The City’s Route 79 map, updated June 2025, shows connections to routes 14, 23, 75 and 302 and to South Health Campus.

No CTrain station is listed in or next to the community. The City describes the Green Line southeast segment as running from Shepard near 130 Avenue SE to the Event Centre and Grand Central Station, under construction, with opening in 2031. The pages reviewed do not show a Mahogany station. The developer gives directions as south on Deerfoot Trail to Stoney Trail. The City has not published a drive time to downtown; the full list of bordering roads was not confirmed from a primary source.

Schools

Two schools are located in the community according to City open data. Mahogany School, at 165 Mahogany Blvd SE, is a Calgary Board of Education elementary school. Divine Mercy School, at 228 Mahogany Blvd SE, is a Calgary Roman Catholic Separate School Division elementary school. Attendance areas are set by the boards and must be confirmed for the address with the board before an offer.

Parks, pathways and shopping inside Mahogany were not confirmed beyond the developer’s own pages, so this guide does not describe them.

Prices

CREB publishes benchmark prices by district; not by community. Mahogany is in the South East district. For September 2026 the district benchmark was $698,900 for detached homes, $506,100 for semi-detached, $421,300 for row and $309,100 for apartments. These are district figures and not prices for Mahogany. CREB does publish community statistics, but it suppresses communities with fewer than 10 sales over three years; no public file could be found for this guide.
